Schedule: Flexibility to work some evenings or early mornings and at least one weekend/month

This position supports the work of the Y, a leading nonprofit committed to strengthening community through youth development, healthy living and social responsibility. Creates a safe and positive atmosphere that welcomes and respects all individuals and promotes safety and a positive YMCA experience for members, guests, and staff in accordance with YMCA policies and procedures.

Job Description

  • Lead the Building and Grounds department in maintaining overall cleanliness of the Dow Bay Area Family YMCA facility and grounds with priority placed on ensuring a safe and positive Member Experience.
  • Works with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state and federal regulations related to facilities and grounds.
  • Maintain monthly, quarterly, and annual preventative maintenance and deep cleaning schedules.
  • Daily survey of the Dow Bay Area Family YMCA facilities to ensure proper maintenance and safety.
  • Supervision of Dow Bay Area Family YMCA building and grounds staff, Facilities Coordinator and contracted vendors.
  • Develop and manage annual budget for department.

Qualifications

  • Education/Experience:
    • The candidate must possess a broad foundation of skills in communication, supervision, budget control, purchasing, staff training/supervision, cleaning, and hands-on maintenance and repair work. High school diploma or equivalent required. Post high school education or equivalent work experience preferred.
  • Skills:
    • Possess strong organizational skills with the ability to supervise, direct, and guide employees.
    • Must possess knowledge of machines necessary for the maintenance and operation of a large facility.
    • Knowledge necessary includes proficiency in plumbing, air handling, heating/cooling systems, boilers, electrical, custodial, and pool/whirlpool operations.
    • Must be familiar with Federal, State, and Local building/fire codes and OSHA regulations.
    • Must be willing and able to utilize applicable technology in order to complete work efficiently including Microsoft Office Programs and facility systems on-line tools and resources.
  • Personal Attributes:
    • Effective interpersonal and communication skills both within the organization and with outside contractors/vendors.
    • Establish and maintain harmonious relationships with staff and YMCA members.
    • Self-motivated, flexible, and takes great pride in maintaining the facility in an organized manner.
  • Physical Requirements:
    • Must be able to lift 50 pounds overhead.
    • Ability to climb and work from scaffolding or ladders up to 20-feet high.
    • Tolerant of pool and cleaning operation chemicals.
    • Level of fitness and stamina providing the ability to walk through the 97,000 square foot facility daily including the climbing of stairs and shoveling of snow when needed.

Essential Functions

Planning and Development

  • Establish and evaluate annual goals and objectives for Facility Building and Grounds operations.
  • Responsible for management of all facility and grounds maintenance (including YMCA Uptown Park).
  • Perform preventative maintenance on equipment and maintain accurate records of performance and condition of equipment.
  • Perform major and minor repairs at the YMCA within skill level and secure outside assistance when tasks exceed abilities.
  • Develop and ensure adherence to standards of cleanliness and schedules of staff to provide quality work and maximum coverage of facilities.
  • Maintain accurate inventory records and purchase any needed maintenance and cleaning materials as budgeted in a timely manner.
  • Initiate all service contracts with proper approval from the CEO.
  • Assist with planning and oversee set up and clean up for facility events, rentals, and programs.
  • Maintain all mechanical rooms and custodial closets in a neat, orderly fashion.
  • Complete daily walk-through inspections of all areas (indoor and outdoor) to ensure cleanliness, safety and equipment operation meet high standards.
  • Maintain safe entry walkways and clear emergency exit areas (with added priority throughout the winter months).

Administrative Responsibilities

  • Maintain compliance with all laws and ordinances, including OSHA regulations.
  • Develop and administer department budget and facility capital project budgets as needed.
  • Serve as a contributing team member in planning of short and long-range building and facility needs and responsibility for preventative maintenance plans.
  • Attending and participating as a contributing management team member in staff meetings regularly.

Supervisory Responsibilities

  • Responsible for the supervision of all building and grounds staff. This includes the hiring process, staff evaluations, and on-going training, coaching and providing support to staff.
  • Responsible for reviewing and evaluating performance and developing strategies to motivate staff and achieve goals.
  • Organize and supervise the daily work schedules and approve timecards for all building and grounds department staff.

Overall Responsibilities

  • Responsible for fixing things as they happen in an efficient and timely manner to ensure an excellent Member Experience.
  • Assume key leadership role at the Dow Bay Area Family YMCA to maintain satisfactory building and grounds maintenance operations.
  • Serve as a contributing member of the CEO’s Senior Leadership Team.
  • Ensure continued professional growth through networking, taking on new learning challenges, seeking new resources, and attending appropriate training opportunities.

Financial AsSistance Programs

Individuals will not be turned away from participating in programs, activities, and/or membership due to their inability to pay. The Y maintains a generous financial assistance program for youth, adults, and families who demonstrate financial need. Funding for this program is provided by fundraising events at the Dow Bay Area Family YMCA and community-wide donors.
